  • Q: Are you licensed?

    A: Yes. We are fully licensed and insured.
  • Q: Can I reach you after hours?

    A: Yes, we have an emergency phone line that contacts an available team member of our staff 24/7.
  • Q: Can you put the money directly into my account?

    A: Yes! We can deposit your proceeds directly into your bank account via ACH by the 12th of each month. A check can be issued for an additional fee. We will email you a monthly statement of income and expenses.
  • Q: Do I get to see the lease or sign it?

    A: As the managing agent of your investment property, we sign the lease on your behalf. All lease documents are available for you review 24/7 via your Owner Portal on our website.
  • Q: Do you sell real estate too?

    A: Although property management is our primary focus, we are a full service real estate company and can assist with buying and selling real estate.
  • Q: How and when do I get my checks?

    A: We pay owner’s their net monthly rental proceeds by the 12th of each month via ACH for free. If a check is the preferred method of payment, we can issue a check for a nominal fee.
  • Q: How is rent collection handled?

    A: Rent payments are due on the 1st day of each month and are collected electronically. If a tenant moves into a property during the middle of the month, rent for the month will be pro-rated, and the rent for the following months will be due on the 1st.
  • Q: How long of a lease do you sign?

    A: All leases are in writing and normally cover a period of one or two years. Longer leases are approved after discussion with the property owner. With the owner’s approval, during slower rental periods, we accept leases for less than one year in order to have the lease expire during a more active rental period.
  • Q: How much security deposit do you charge the tenant?

    A: The security deposit is approximately one month’s rent and is collected when the tenant is approved to rent the property.
  • Q: How soon can you start managing my property?

    A: We can start managing your property upon signing the management agreement and receiving our onboard documents.
  • Q: What type of properties do you manage?

    A: We specialize in single-family homes, duplexes, small apartment complexes, and condominium associations.
  • Q: What type of reports do I get and how often?

    A: Every month we will email you a detailed statement of income and expenses. We also provide an annual statement that can be used to assist with tax preparation. You may also access this information 24/7 from your online Owner Portal.
  • Q: Who holds the tenant security deposit?

    A: The security deposit will be held by Kentuckiana Property Management in a trust account in accordance with state law.
